With the ongoing and upcoming changes in legislation, Landlords need the support of professional agents now more than ever.
The Housing and Planning Act 2016 is likely to pass into law in April 2017. The three main areas that this covers are as follows: Electrical safety will be mandatory with PAT testing every year and electrical safety check every five years, client money protection will be made mandatory for all agents and it will also give councils the power to apply for banning orders for rogue landlords and agents.
The Deregulation Act 2015 has now been in place for just over a year. At Dorset Lettings we adjusted our practices back in October 2015 to account for the changes required. Non-regulated agents and private landlords are finding that their attempts to serve notice on their tenants are being halted by lack of understanding of these new regulations.
